Virtual Shell Overview

Montgomery County’s Virtual Shell Building is a 105,000 expandable to 350,000 sq. ft. shovel-ready alternative to an existing facility or speculative new construction.
Montgomery County has dedicated Falling Branch Corporate Park Lot 2 – 16.7acres that is cleared, graded, and drains to a regional storm water management pond.
The County has completed civil, environmental, geotechnical, endangered species, and archeological reports, and obtained a building permit from the Town of Christiansburg.
Falling Branch Corporate Park is certified as a “Right Now” Site by the Virginia Economic Development Partnership due to its available infastructure, including a 12” water line with 1 million gallon water tank, 12” sewer line, 4” natural gas line, and redundant fiber optic cable.
The building can be modified to meet the specific customer requirements at no additional charge.
The building can be complete in 100 days from executing of a construction contract.
